Senior Occupancy Specialist

WinnCompanies is on the hunt for an Occupancy Specialist to join our team at Diego Beekman who loves accuracy and compliance just as much as they love helping others within Affordable Housing! You will not only perform leasing and marketing duties to maintain resident retention, but also execute submission of Housing Assistant Payment (HAP) requests and associated Tenant Rental Assistance Certification System (TRACS) files. 


  • Interact with current and prospective residents to achieve maximum occupancy
  • Generate and handle traffic, wait-list, and/or lotteries within the state guidelines
  • Process lease documentation, move-in paperwork, interim re-certifications and tenant income certification in compliance with WinnCompanies guidelines, local, state, and federal regulations
  • Investigate TRACS errors and work with Contract Administrators to resolve as necessary
  • Submit HAP requests and TRACS files
  • Post subsidy funds upon request
  • Ensure maximum compliance percentage and work with supervisor to resolve any issues
  • Review, prioritize, and distribute resident service requests
  • Perform all duties while generating interest and enthusiasm about the property by creating an exceptional customer experience


  • High School degree required
  • Exceptional customer service skills
  • Superb attention to detail
  • 1 - 3 years of similar experience
  • Affordable Housing experience  

Preferred Qualifications

  • Bachelor’s degree
  • Affordable Housing experience 
  • Certificates in HCCP and NALP
